Our client was seeking to expand its hotel portfolio in the Central Pennsylvania area as part of a larger retail development center. The company already owned and managed several Marriott brands and desired to expand and diversify by adding the new Residence Inn brand.

Greenfield Architects created a program of various guestroom types and sizes along with support spaces to determine the matrix that best supported the retail development and the transient room demand within the Lancaster, PA market. Upon completion of programming, the building area was defined through schematic design options that best met the needs of the client while providing a striking design contextual with the retail center and adjacent multifamily buildings. The new five-story building consists of 94,213 square feet with 127 Guestrooms of various types and sizes including studios, double queens, one bedroom units, and accessible units of each Guestroom type.

The project design includes a covered entrance portico, large living room with public seating and a fireplace and lounge furniture, den area for guest collaboration, dining room for breakfast, office support space, a guest market area, kitchen with kitchen prep equipment, meeting room, fitness room, indoor pool with large glass wall overlooking the Lancaster valley, employee break room, outdoor patio with built-in grill and fire pit, and public restrooms
